Res1さんの言い方のほうがいい感じです。
Res2さんの言い方は、苦情とかなんかネガティブな時にそういう言い方が使われるのではないでしょうか?
チョット話があるんだけど見たいな軽い感じとは違うかも?

or You have a miniutes ?

Res 3, Your not exactly correct in your assesment of Res 2, It totally depends on the situation, I think for the sake of clarity Res 2 was most correct.

"Do you have a minute" is okay however, when anyone asks me that i know its going to followed with bad news.
"you have minutes?" = doesn’t make sense. minutes?
