There's no mention of the private mortgage market in this article. It's fully 10% of the market, and will be the first shoe to drop. Private lenders will not be as amenable as the banks. Mortgage deferrals are like getting a loan from a pawn shop - your interest will keep accruing during this deferral period - in essence you will owe more six months from now, on an asset that is probably declining in value. The fact that 600,000 plus have applied for deferrals lets you know how over leveraged people are. Even prior to the Covid-19 pandemic my friend was telling me that his neighbour had all three of his cars repoed. Kind of hard to get to work when you have no vehicle. There are going to be a lot of people who's credit rating is going to be shredded by this situation. When money is tight you pay bills in order of priority - mortgage, car, credit card, etc. I would imagine a lot of people will be behind on a number of payments before this situation played out. The other shoe that may drop are Home Equity Lines Of Credit secured by over priced real estate. All in all, if you bought a house in the last few years, you are going to under water very shortly.
